New Build Recommendations
1. Double check option list to get everything you wanted
2. Recommended upgrades or options:
- Roughed in plumbing and location- hard to retro-fit.
- Rounded corners chip less, look smoother, and generally cause less damage to children when they run into them.
- Lights/Ceiling Fan in each bedroom - some builders only put switches to outlets for lamps.
- Dedicated outlet in Garage for freezer or sprinkler system are recommended.
- Builders microwave is generally a good choice.
- See if the builder has options for upgrading the walk way.
- Have builder put PVC pipe under the driveway for sprinkler system.
- Have the builder install Cat 5 wiring throughout the house. Even if you are not a high tech person, it is a great choice for future resale.
- 50 gallon hot water heater
- Ice maker line
- Sprinkler stub out
- Add or enlarge windows with possible views.
- Have garage extended two feet, if necessary, for larger vehicles.
- Add a third bay to garage.
- Double vanity in second bathroom
- Extend patio
3. Appraisal- who pays? Is there already one done for the model you chose?
4. Lot/Yard-
- Sod- How much? Installed?
- Sprinkler system- stub out or fully installed?
- Landscaping- How much if any?
- Fence- wing fences? Do you have to pay the neighbors for what fence they have already put in?
- Will other lots drain their water onto your lot?
- Power Lines- How close are they to your property?
5. Completion date- Have a plan B for where you plan to stay if your home is not completed by the estimated closing date.
6. Loan- Lenders chosen by the builder usually offer great incentives for you that are difficult for other lenders to match.
7. Loan locking- Lenders will usually offer a 60 day lock at no cost- give your self leeway for a possible delayed closing
8. During the foundation inspection, check to see if the builder has dug the foundation to the right size.
9. Attend walk throughs if possible (foundation, framing, drywall, and final).
10. Sweep floor and remove any drywall mud stuck to floors before builder carpets.
11. Run your own speaker wire- some builders will allow this.
12. Before closing verify that the builder/lender is paying what was agreed to in the contract.
13. Double check house colors to what you have chosen.
14. Take Pictures of vacant lot and each stage during process.
